The TRUTH About Short Sales

I have had some recent experiences that have inspired me to write a blog about, “The truth”. This is NOT a class, and I am a licensed Realtor, but NOT a Certified Specialist. This is basically an ABC’s for Buyers and Sellers. This is also based on MY experience and professional opinion. I will cover Sellers first, because then Buyers will understand the process a little better.

What is a Short Sale? Basic definition is a Short Sale is when a home is being sold “short” of the liens and mortgages that is owed on it.

SELLERS: When entertaining the idea of selling your home as a Short Sale, Pahleeeeze…speak with a few Realtors (preferably a Realtor that is a Certified Specialist). Make sure they KNOW what they are talking about. Some clues…If they make sense to you, that means through the process, communication will be good.

That is SUPER important! A Realtor that knows Short Sales, will also more than likely advise you to also speak with your CPA and or Attorney (to make sure this is the right decision for you). A Short Sale does not necessarily ruin your credit. It actually depends on each situation. A Certified Specialist can give you a really good idea of all of your options. If a Realtor uses a “Mitigation Company” be hesitant (MY OPINION ONLY!). Here’s why…a knowledgeable Realtor and Title company, can handle a Short Sale on their own. A Mitigation company charges a fee, which will NOT be paid by you (the Seller), or the BANK. Therefor it must be paid either by the Realtors or the buyer. This makes your property a bit less appetizing. I personally will list one, but will partner with an Agent that is a Cert. Short Sale Specialist.

BUYERS: The MOST important thing for you to know about Short Sales…”PATIENCE IS A VIRTUE”.

If you are in a rush to buy a home, then this is NOT an option for you. There are so many hoops for the Listing Agent to go through, it is a time consuming process. The second most important…A Short Sale in no way means…Garage Sale. A Realtor that knows what they’re doing, has priced the property to reflect closely what the Bank SHOULD approve. When making an offer, my opinion is to stay close to the asking price. The alternative is to make a low ball offer, wait a potential 4 months to get a “No”. You have then wasted 4 months of your life, that you can no longer get back. If you are ready to make a commitment to a home, and “feel that great love”, then the process is worth the wait. Lastly…be aware that you MAY be asked to pay a “mitigation fee” at closing. Make sure your Realtor makes you aware of that early on.

Well…that’s the “quick and dirty” of it. I may come back to add to this. I hope it somewhat helped or clarified some things.

Question: I have a friend who is embroiled in a love triangle where the girl cannot decide on two guys. What is your view on love triangles?

Dr. Dan: I suggest taking a break from both of them for at least 2 weeks to 30 days. Just take some time for yourself. Right now it is going to be hard and get harder to continue dating both of them. If you do end up making a decision then you will question yourself and wonder if you made the right decision for anywhere from weeks to years. I do not recommend dating more than 1 person at a time.

Take the next 30 days to enjoy life and not worry about which one you should be with. Then after the 30 days you can make a decision and it will be a lot easier at that point because you will not be so involved with it. During that 30 days ask them to give you a little time to yourself and don’t talk to them. Also if it was meant to be then the one you are meant to be with, will be there waiting. If one or both don’t wait, then they made your decision even easier. You cannot have a clear head to make this decision while you are dating them both though. Just like you wouldn’t go to a new restaurant and order 2 plates or more of food for yourself, just to find your favorite dish. You must experience each dish separately – to explore the different tastes and experience. And if you are ordering more than one dish, then stop that too…

Difference between Office 2007 & Office 2010

I am not such a guy who wants to be high on the hog, but when it comes to computing I don’t follow the same philosophy. As soon as I heard the news of the new Office 2010 I can’t stop myself from getting the new bird on my Acer laptop

But for me uninstalling Office 2007 from the machine was as similar as a breakup. I thought a little that what to do? Am I making a right decision? I was completely blank with no answer till the time my daughter suggested me to look for the difference between Office 2007 & Office 2010. What should be done now?

Google was the only answer for me and I went on searching for the relevant information. I searched for some details and noticed some amazing facts showing remarkable difference between Office 2007 & Office 2010.

Microsoft has done an indubitable engineering in the Microsoft Office 2010 program as compared to the previous version i.e.

Office 2007. Not only it has added new features such as Windows Live Writer, E-mail Essentials and Video in Microsoft PowerPoint but has also polished the existing user interface features such as Photo editing tools, Spelling checker, Digital signatures and more to deliver the next-generation computing experience.

Talking about physical appearance and accessibility you can see significant changes in menus and tabs which were incorporated with the Office 2003 and were subtly replaced by Ribbon in later 2007 but have undergone complete overhauling in the latest 2010 version.

HID Conversion Kits – The Single Beam Options Versus the Dual Beam Options



You have already decided what you want to do with your headlights, you want to use one of the many different types of HID conversion kits to convert your current halogen setup into a more efficient HID setup. Now you just want to make the decision as to which HID conversion kit option is best for you, the usually cheaper single beam options, or the usually more expensive dual beam options.

To help make this decision about the HID conversion kits there are several things you need to consider. First, what kind of money can you put into a HID conversion kit. Second, where are you going to drive your car, truck, motorcycle or other vehicles the most after you have installed you HID conversion kit. And finally, what are the most pressing safety issues that surround the area where you will be driving your vehicle after you have the HID conversion kit installed. Considering all of these can help you to make the right decision in what to buy when you are looking at some of the headlight options given with the various HID conversion kits.

OK, so the first thing we said was the kind of money you can spend. Since the Hid conversion kits, like the HID xenon conversion kit or the McCulloch conversion kit, are relatively new and better quality than halogen light bulbs they can cost a little money. And since the dual beam option is even more recent than that it can add on to your cost. For these reasons you should have an idea of what you are willing to spend before you even begin to look at these options for your HID conversion kit. Once you have a price limit, that you can not and will not break, in mind you can start looking for the options that will best fit you. If you have an older car that won’t last much longer, go cheaper, if you are buying a brand new car, go a bit more expensive.

Next you should consider where it is that you drive the most. If you are constantly driving in a city were it is normally bright at night and the headlights are more of a precaution, then you are less likely to need the dual beam option for your HID conversion kit. However, if you tend to drive in the country were there are lots of wild animals and it can be difficult to see, you will probably want the dual beam option. Also look at weather, if there is constantly fog and/or other bad driving conditions you will want the dual beam option for you HID conversion kit.

Finally, the safety issues at hand. If you are living in one of those areas where there is constantly road kill that just pops up overnight, and the dear jump in front of an unsuspecting driver, you will want the option of both your high and your low beams (the dual beam option), especially in bad weather. If not, well it is always nice to have them so that you can flash them at another car in warning, or if you end up in one of those areas at night.


File Bankruptcy Online

You do need to make sure you are making the right decision and do not forget about these options.

Your first alternative is to use a credit counseling service. Sure you will have to swallow your pride and tell someone that you could not manage your finances, but they hear this everyday and many of them were in your situation at one point so they understand what you are going through. Plus they are there to help you and not criticize you.

They will help you put together a plan to get out of debt and move on with your life in a better way. They will also counsel you in credit and help you set up a manageable budget so you can live a better financial life.

Another alternative is to go to your priest or pastor and see if anybody within the church has volunteer to help the others with their finances. This is often the case and they are usually a financial advisor, accountant, or someone else that has been in debt and climbed out.

You can get the help you need without having to worry about filing bankruptcy online, but if you do decide to file bankruptcy you can do it without an attorney. You can download all the forms and they have instructions so you can file it yourself and save about 85% of what a bankruptcy attorney would cost you.
