The TRUTH About Short Sales

I have had some recent experiences that have inspired me to write a blog about, “The truth”. This is NOT a class, and I am a licensed Realtor, but NOT a Certified Specialist. This is basically an ABC’s for Buyers and Sellers. This is also based on MY experience and professional opinion. I will cover Sellers first, because then Buyers will understand the process a little better.

What is a Short Sale? Basic definition is a Short Sale is when a home is being sold “short” of the liens and mortgages that is owed on it.

SELLERS: When entertaining the idea of selling your home as a Short Sale, Pahleeeeze…speak with a few Realtors (preferably a Realtor that is a Certified Specialist). Make sure they KNOW what they are talking about. Some clues…If they make sense to you, that means through the process, communication will be good.

That is SUPER important! A Realtor that knows Short Sales, will also more than likely advise you to also speak with your CPA and or Attorney (to make sure this is the right decision for you). A Short Sale does not necessarily ruin your credit. It actually depends on each situation. A Certified Specialist can give you a really good idea of all of your options. If a Realtor uses a “Mitigation Company” be hesitant (MY OPINION ONLY!). Here’s why…a knowledgeable Realtor and Title company, can handle a Short Sale on their own. A Mitigation company charges a fee, which will NOT be paid by you (the Seller), or the BANK. Therefor it must be paid either by the Realtors or the buyer. This makes your property a bit less appetizing. I personally will list one, but will partner with an Agent that is a Cert. Short Sale Specialist.

BUYERS: The MOST important thing for you to know about Short Sales…”PATIENCE IS A VIRTUE”.

If you are in a rush to buy a home, then this is NOT an option for you. There are so many hoops for the Listing Agent to go through, it is a time consuming process. The second most important…A Short Sale in no way means…Garage Sale. A Realtor that knows what they’re doing, has priced the property to reflect closely what the Bank SHOULD approve. When making an offer, my opinion is to stay close to the asking price. The alternative is to make a low ball offer, wait a potential 4 months to get a “No”. You have then wasted 4 months of your life, that you can no longer get back. If you are ready to make a commitment to a home, and “feel that great love”, then the process is worth the wait. Lastly…be aware that you MAY be asked to pay a “mitigation fee” at closing. Make sure your Realtor makes you aware of that early on.

Well…that’s the “quick and dirty” of it. I may come back to add to this. I hope it somewhat helped or clarified some things. 


Appropriate Vehicles For Moving

Registered and reputable companies which deal with the moving of your belongings weather small or large would usually be found having done their homework systematically and meticulously. There is not just the simple matter of taking the vehicle and transferring it to some other place. There are a thousand different details that need to be processed to make sure the whole transaction is effected smoothly and without any hitch. There is a hell lot of paper work involved in the process. Various documentation processes require special and careful attention so that there are no complications later on with the whole thing. The payment is also discussed in the governed terms of the company and the customer before the deal is struck.
All things considered, you need to take care about the regulations of the destined country in which the move is being done.  This is a very essential part because most of the complications would occur if the laws and rules of the destined country are not heeded proper attention.

It is also to be noted that when you sign in with the company and hand over the vehicles or whatever it is that you are moving, it is not essential that your load would reach the destination straight from the starting point.
Most of the regular companies would prefer to stock the collective consignments as they are signed in to date and would move them together following a specific route that would ensure the delivery of the marked consignments along the way to your delivery as per the route. According to the mapping your delivery can be earlier or it can be later as per the company’s deliver policy.  There is the matter of stringent security checks for such kind of moving vehicles in nearly every country as it is a serious issue about the safety and security of the country. The checking processes could take a lot of quality time. The delivery can be a matter of days if the truth be told. So there is no dictation on the timing for delivery as the consignment has to go through several important processes before the delivery.
The company would, in any case inform you about the date of the delivery in either estimation or a fixed dates if they see it as so. Another very important matter to be considered is the exact delivery point. Most of the moves made on such moving vehicles can be of residential nature or corporate nature. In either case, the company could be moving the two ranges combined or separate. In any case, the moving vehicles are usually of huge sizes and it is often not very feasible to provide door to door service. The company would usually decide on a pick up/ deliver point somewhere in the vicinity of your home and inform you of the time so that you can arrange to pick up your vehicles or belongings in time.


Buy Domain Names – Tips On How And Why

Want to know what the steps are to buy domain names? Having your own domain name and your own website is by far the best way to start an online business. When you have a domain name and a website it’s like ‘owning’ your own piece of online real estate. It gives your business credibility and it allows you the control you need to run your business as you choose.

Many people, especially when first starting out, mistakenly think that they can put up a blog or website for free at places like WordPress.com or Blogger.com and that is the same as getting their own domain name.

Unfortunately, nothing could be further from the truth. when you go the free route, you don’t own anything and you don’t control anything.

If the company who is hosting your blog decides that they are going to change some rule and then find that you aren’t in accordance with the new rule, they can just pull the plug on your blog. They don’t have to warn you, it’s theirs and they can do what they want.

It also presents a less than professional image to any visitors that may visit your free website. You want to create credibility and look professional. Neither of those things is achieved with a free site.

So, hopefully I’ve got you convinced that owning your own website is important, now I will walk you through the steps to buying your first domain name.

1. Figure out what your website will be about. Are you selling products or services related to birds, golf, online business, pets, etc.

2. Once you determine what niche your business will be in, you need to find a list of keywords related to that niche. A long list of highly targeted and highly searched keywords is what you are looking for.

3. Take your list of keywords to an online domain registrar, there are dozens. Plug in your keywords until you find one that is available.

For example, if you are building a business about bird watching and you’ve found that the keyword “bird watching for beginners” gets a lot of monthly searches, than you plug that in to see if the domain name “BirdWatchingForBeginners.com” is available. If so – great, if not – keep looking.

The more competitive the niche the more time it will take to find the right domain name since many of the keywords that you are using will already be taken.

If possible, use a .com extension but if you just can’t find a .com but you can find a .net, I would go for it. I’ve used both and have gotten great results with either. This is especially true if your domain name is a really great keyword.

Also, try to avoid using other words if possible. If the most searched for keyword on your list is “bird watching tips” it’s best to use only ‘BirdWatchingTips.com” but if that’s not available you can still get good results with “BestBirdWathcingTips.com”.

It’s not quite as good, but it’s better than using a less popular keyword for your domain name. As long as the keyword itself is intact, it won’t hurt you to add a word before or after your main keyword.

It’s easy to buy domain names, what becomes more of a challenge is to buy the right names, these tips will help you get a great name for your business.

Cheap discount computers are now available in store and online, but getting the very best prices still depends on where you look. A number of different stores have computers for sale, and your best chance is to compare these alongside the many online vendors. Here is a quick guide to finding the very best prices.

One option is to buy a refurbished machine. These are just like new, except for the fact that they once had a problem after which they were sent back to the manufacturer. The manufacturer then repaired them according to new standards, but sell them to you at hugely reduced prices. The Real Definition of Positioning



Humans can be so irrational. Have you ever met someone and decided – before you even knew anything about them – that you didn’t like them? Or a food… you’ve never tasted it, but you KNOW that you don’t like it. Maybe a certain place. You’ve never been there, but you’re completely positive that it’s not worth going to.

Exactly why we make decisions like that is hard to explain. But we all do it.

Maybe part of the reason why we do it is because we like simplicity. No matter how complex we get as human beings, at a fundamental level, we all still love simplicity. We like having things clearly laid out for us. We don’t like having to think too much. As a result, we often make wrong assumptions – normally when the information given to us is too complicated or unclear. So rather than dredging through the information to find the truth, we just make assumptions. Unfortunately, the assumptions are often false. Or at least, not entirely true.

This is a very clear pattern in consumers – which, of course, we all are. You can probably think of several times when you decided that you didn’t like a product… a brand… a store… without even giving it a chance. Maybe you heard a third-hand rumor about poor customer service. Or maybe that the company buys from vendors that possibly have questionable business ethics. Or maybe you had a slightly unfavorable experience at one store once, and now you avoid the whole chain. But again, a full investigation to find the truth is just too much work. So instead, you just decide you don’t like the company.

This is what marketers call positioning.

You’ve undoubtedly heard that term before. It’s a pretty common one. But actually, most people don’t have a complete understanding of what positioning really is. Positioning, they think, is limited to what the marketer says. The marketer says that Avis tries harder because they’re Number Two – and that’s where positioning ends. Truth is, that’s just a marketer trying to position his product. TRYING to get his prospects to think a certain way about his product. You see, positioning doesn’t happen in the marketing department or at the advertising agency. It happens in prospects’ minds.

This is crucial. Marketers can keep pounding away, “positioning” their products forever. But it’s all for naught if the prospects don’t accept that mental position as true.

Succeeding when it comes to positioning starts by realizing that you are not in control of positioning. You do not create positioning. You can only try to INFLUENCE positioning. The next important step is to figure out your current position. No, not how YOU think of your company – mission statements have nothing to do with it. You need to figure out how your customers, clients, and prospects think of your company. How THEY mentally position you.

Influencing that position is simply moving it from Point A (the current position) to Point B (the desired position). But the only way to do that is to find out exactly where Point A is. And that’s one of marketing’s biggest challenges.
